It is important to understand the real estate market and how not just buyers think, but also Realtors think of listings. Knowing how to navigate your home before you put it on the market can save you money and time. Making sure that all the pictures, videos and other marketing tools are done right from the beginning.

1. Price it right from the outset and it should sale fast and might get into multiples if the area is demanding it. Most homes that are priced right will get a lot of potential buyers that see all the other buyers looking and that creates a sense of urgency. That might get you home sold for more.
2. Amp up your marketing

3 Stage your home   

    Dealing with a home and how to stage it requires money and time. Not all homes can pay money to stage their home.  You can set it up so that the home looks it’s best when potential buyers look at your home. For example take family pics down and adding nice artwork to the walls. You can also maybe paint some rooms that do not have popular colors and need to be more neutral. 
Make sure the property is not cluttered and looks open and clean. Lastly make sure the home is clean and sparkling all the time.  This can be difficult when you have kids and a busy family, but you can keep it cleaned and looking good. Maybe use one bathroom or live in less of the home while you have it listed.
Also having a Realtor that will answer phones and watch your home to help make sure that your home does not get old on the market.  Dealing with the buyers agent and buyers mortgage company is really important and gets your home SOLD.
